HOUSTON RODEO: DRIVING ECONOMIC IMPACT AND REAL ESTATE DEMAND
Every spring, the Houston Livestock Show and Rodeo transforms NRG Park into one of the busiest spots in the city, and the impact goes well beyond the arena. With more than 2.7 million attendees each year, the Rodeo brings in roughly $326 million in direct spending and contributes close to $600 million to Houston's GDP. It's one of the most consistent economic drivers we see locally. Spread across the 350-acre NRG Park campus, including NRG Stadium, NRG Center, and the surrounding grounds, the event activates a massive amount of space with retail vendors, livestock exhibits, food concepts, and corporate setups.
From a commercial real estate standpoint, that kind of activity creates a noticeable ripple effect. Hotels, restaurants, and nearby retail centers see a big boost in traffic from both locals and out-of-town visitors, while industrial users benefit from the behind-the-scenes logistics, storage, and transportation needs. The Rodeo also draws an international crowd, putting Houston in front of visitors from more than 70 countries and giving added exposure to the region's growth and development opportunities. More than anything, it's a great example of how experiential, high-traffic environments continue to drive real estate demand. Year after year, the Rodeo continues to grow and represent the strength of the Houston market.

2025 ICO AWARDS: MISSION POSSIBLE
Each year, our team gathers for one of our favorite traditions at ICO Commercial, our Annual Company Awards Celebration. It’s an opportunity to pause, reflect, and recognize the people and moments that made the past year both memorable and successful.
The awards celebration highlighted outstanding production, recognized milestone anniversaries, and honored standout transactions that shaped 2025. We were especially proud to recognize Costa Bajjali as our Top Sales Performer for 2025, a reflection of his hard work, expertise, and dedication to delivering exceptional results. Furthermore, it was a chance to celebrate the dedication and teamwork that drive our company forward every day.
We take great pride in our team, whose ongoing support for each other, exceptional client service, and commitment to fostering meaningful relationships sets us apart.

1. What do you like to do when you’re not working?
"I enjoy coaching my kids’ sports teams, watching shows with my wife, and playing video or board games with friends. I’m also trying to carve out more time to play pickleball."
2. What is one thing on your bucket list?
"Traveling to Italy and France to experience the food and wine is definitely at the top of my list."
3. What skills are most important for success in this business?
"In my opinion, one of the most important skills is the ability to help the broker on the other side of a transaction clearly see how a deal benefits them. If you can equip them with the right information and perspective, they can effectively communicate those benefits to their client and help move the deal forward."
4. What is one deal you worked on that you’re especially proud of?
"One transaction I’m particularly proud of involved relocating a tenant within a building and reducing their square footage after COVID. Initially, the landlord was very reluctant to release them from their original lease. After several months of negotiations, and helping the landlord understand the value of retaining my client while also identifying options to backfill the larger space, we were able to successfully relocate the tenant and secure multiple months of free rent. This helped reduce their costs during a year when they were planning to allocate capital toward acquisitions."
5. Summary of your business and ideal client/prospect
"My ideal client is an office tenant with multiple locations, typically companies with 3,000+ SF spaces and 10 or more locations that need strategic guidance as they grow, relocate, or optimize their portfolio."
