INVESTING IN THE NEXT GENERATION
 

At ICO Commercial, we believe in investing in our community and empowering the next generation of leaders. That’s why we were proud to partner with the Fort Bend ISD Gifted & Talented Mentorship Program, a for-credit initiative that gives high school seniors real-world experience while exploring future career paths.

Through this partnership, ICO Commercial welcomed Patrick Zong as part of our first internship through this program. During his time with our team, Patrick gained exposure to the commercial real estate industry by working alongside brokers and sharpening his research and professional skills.

“Working with all the brokers and hearing their diverse backgrounds taught me a lot about the commercial real estate industry. Through this experience, I’ve been able to sharpen my research skills,” shared Patrick.

Patrick plans to attend the University of Texas at Austin to pursue a business career with an interest in finance, and we are grateful to have played a small role in his journey.

10101 Fountaingate Drive, Stafford, Texas
 
10101 Fountaingate Drive | Stafford, Texas

ICO Commercial successfully represented ownership in the sale of 10101 Fountaingate, which closed on January 5, 2026, for an undisclosed amount.  The building was constructed in 2018 and is approx 99,500 SF, situated on approximately 7.85 acres, providing for future expansion. The building is occupied by Redi Carpet, Inc., a national provider of multifamily flooring solutions and a subsidiary of HD Supply Facilities Maintenance, Ltd., which provides stable international credit to investors.

Client Relationship: The sale of this property for the former owners of Redi Carpet was the culmination of the decades-long relationship ICO Commercial’s National Portfolio Management Services Team (NPMS Team) had with Redi Carpet, dating back to the mid-1990s. During that time, ICO’s NPMS Team advised them as they expanded from 2 locations to more than 37 locations nationwide, implementing consistent facility standards that reduced operating costs and increased efficiency, key components in Redi Carpet’s sale to HD Supply at a value exceeding half a billion dollars.

Marketing & Execution: ICO Commercial’s NPMS Team was exclusively engaged by the owners to manage this disposition. The marketing of the property focused on it being fully occupied by a tenant with a long-term lease with international credit in a building located in the thriving Stafford submarket with expansion capabilities. There was no buyer-side broker involved, so ICO’s NPMS Team took a hands-on role managing negotiations and diligence while advocating solely for the Seller’s objectives.

The Result: This sale met all of the owner’s pricing and execution goals, underscoring the value of ICO’s NPMS Team's long-term client relationships, strategic portfolio management capabilities, and extensive market expertise in representing its clients in today’s competitive industrial investment market.
