Houston hosted seven FIFA World Cup matches at NRG Stadium, welcoming hundreds of thousands of visitors and generating activity across the hospitality, retail, transportation and entertainment sectors. During the tournament period, Houstona™s airports handled approximately 4.5 million passengers, while official matches, fan festivals and related events attracted more than 557,000 attendees. East Downtown saw a 177% increase in visits compared with the same period the previous year, benefiting nearby restaurants, retailers and entertainment venues.
The hotel sector recorded some of the event's strongest commercial real estate gains, as the influx of international visitors, teams, media representatives, sponsors and fans created elevated demand for accommodation throughout the Houston area. Properties near NRG Stadium, Downtown Houston, major entertainment districts and transportation hubs were especially well positioned to benefit from increased bookings and higher room rates. Although market-wide occupancy remained near 61%, average daily room rates increased nearly 21%, contributing to a 20% increase in total hotel revenue. Downtown hotels experienced even stronger results, with room rates rising approximately 40% and total revenue increasing 46%. These figures highlight the value of properties located near stadiums, entertainment districts, transit connections and major visitor destinations.
Beyond the immediate boost in tourism and spending, the World Cup strengthened Houston's international visibility and demonstrated the city's ability to host large-scale global events. The long-term benefits could include increased investment in hotels, mixed-use developments, retail, logistics facilities and redevelopment opportunities near airports, transit corridors and entertainment districts. For commercial real estate owners and investors, the event reinforced the importance of location, accessibility and adaptable spaces that can support both everyday demand and major events.

Deal Spotlight: ICO Commercial Completes Full Lease-Up of 13110 Mula Court in Stafford, Texas
Jane Nodskov, CCIM, and Kelsey Davis of ICO Commercial represented the landlord in leasing 13110 Mula Court, a 10,752 SF industrial building in Stafford, Texas. The assignment began with a significant challenge: the recently acquired investment property was 75% vacant, with the remaining 25% occupied on a month-to-month lease. To meet the investor's goals, the team needed to move quickly, attract creditworthy tenants, and secure users that complied with Stafford's zoning requirements.
Kelsey and Jane immediately launched a targeted marketing strategy focused on local Stafford-area tenants, combining traditional outreach with a robust social media advertising campaign. Within six months, all three spaces were leased to creditworthy businesses, bringing the property to full occupancy and helping the investor achieve the desired return.
This successful lease-up demonstrates the value of local market knowledge, focused tenant targeting, aggressive marketing, and a responsive deal-making approach in turning a largely vacant industrial asset into a stabilized investment property.
