Sugar Land - December 2025- ICO Commercial, a leading full-service commercial real estate firm serving Greater Houston and Southeast Texas, is pleased to announce the successful purchase of a 12,200 SF industrial building located at 19111 FM 362 in Waller, Texas. The buyer, ATSP Innovations, was represented in the transaction by ICO Commercial brokers Danna Sossen and Timothy Brown. The newly acquired facility will support the continued growth of ATSP Innovations' advanced materials research, development, and manufacturing operations.

Costa Bajjali with ICO Commercial represented the buyer, Caldwell Companies (https://caldwellcos.com/development) which plans to develop the project into an active adult community similar to their Cadence Creek at Towne Lake (Cadence Creek at Towne Lake | Caldwell Cos) and Cadence Creek at Gosling (Cadence Creek at Gosling | Caldwell Cos).
